The Exo Building, Dublin

The EXO building at 73.00 metres and 17 storeys tall is Dublin’s tallest office block.

The overall site accommodates approximately 16,025 m2 of commercial office space with a 1,048 m2 roof garden, car parking, cycle stores and plant. The development includes a “glass box” restaurant/bar which comprises an 8m high glazed structure to the north of the Exo Building. 

As an architectural expression, EXO was inspired by its surroundings. There is a significant reference to the elements that have long been part of the iconography of the port area. A key structural feature of the building is the exterior steel exoskeleton trusses running the length and height of the building spanning between 3 steel Mega columns located within the RC cores. The building’s dramatic, fully exposed steel truss reflects the nearby cranes and gantries.

Under the northern core, the building is connected to an existing 3 storey carpark via a single storey basement. Basement works included the demolition of a 2000m2 existing reinforced concrete podium slab and support walls, the con-struction of new RC elements from basement -3 to ground to support the planned Luas track extension across the basement slab. 

The upgrade of the public realm works included the construction of 9,000m2 of granite paving and all associated hard & soft landscaping works. Paving works were carried out in 25 phases which were agreed in advance with all stake-holders. This multi-party stake holder agreement was required to en-sure that concert goers to the 13,000 seater capacity 3 Arena could safely attend concerts during construction. 

The EXO Building has been awarded LEED V3 Platinum certification, marking Europe’s first development to receive the certification prior to practical completion. LEED V3 Platinum certification is the highest level of certification by the U.S. Green Building Council for Building Design and Construction.
