This scheme involved the complete demolition of the existing buildings on 24-28 Grays Inn Road and the new build of two commercial units at basement and ground floor with 14 apartments on floors 1-5.

The site was located very close to Chancery Lane tube station and presented many logistical challenges during the construction phase. The site was on a red route (no stopping at any time) and was beside a TfL bus stop and tube station.  A detailed traffic management plan was agreed with TfL and London Borough of Camden and was closely managed throughout the works by the Bennett Management team to ensure efficient working on site whilst ensuring no disruption to vehicular or pedestrian traffic. The only access was from the front of the site (Grays Inn Rd) as party wall agreements had to be put in place on all other sides of the site prior to works commencing.

The demolition phase of the works involved significant temporary works design and close liaison with the owners of the adjoining buildings. The structural frame of the building was concrete and the façade is a combination of brick, stone and rainscreen cladding.
